East Tennessee has about seven months of good porch weather. Another three months where a covered porch with a heater or a fire pit is completely comfortable. That leaves maybe two months where you do not want to be outside at all.

A covered porch is not a decoration. It is a room. It is where people picture their mornings. It is where they imagine Saturday with company. It is where they see themselves drinking coffee and watching the rain.

I have watched buyers walk through a perfectly good kitchen without saying a word and then step onto a covered porch and start actually talking about the house like they already own it. That is the moment.
