What 85 Home Sales Tell Us About the Clinton Market This Fall

Every few weeks somebody asks us if now is a good time to buy or sell in Clinton. We do not answer with a feeling. We look at what actually closed.

Here is what the last 90 days looked like in Clinton, Tennessee. 85 homes sold. The median sale price was $360,000. The average was $373,228. The typical home took 66 days to sell, and sellers got 98.5 percent of their list price.

What the Median Tells You

The median is the middle sale. Half the homes sold for more and half sold for less. We use it because a few expensive sales can drag an average up. In Clinton the average sits about $13,000 above the median, which tells us a handful of higher priced homes pulled it up. The median is the better picture of what a normal Clinton home costs.

What 66 Days Tells You

Homes in Clinton are not flying off the shelf and they are not sitting forever either. Two months is a normal runway. If you are selling, that means a home priced right from day one gets attention, and a home priced too high loses its best weeks. If you are buying, you have time to look, but a well priced home still draws offers.

What 98.5 Percent Tells You

That number compares the final sale price to the last list price. Sellers in Clinton got very close to what they asked. On a home listed at $350,000, 98.5 percent is about $344,750. The gap is small. It is not a market where you can list high and expect buyers to pay for it, and it is not a market where buyers can offer far under and get a yes.

How Clinton Compares

Over the same 90 days, Oak Ridge had 137 sales at a median of $380,000, and homes took 57 days. Powell had 102 sales at a median of $390,000, and homes took 60 days. Clinton has the lowest median price of the three, and homes take a few days longer to sell. For buyers who want to stay close to Oak Ridge and Knoxville without paying the Powell or Oak Ridge median, Clinton is worth a real look.

What We Would Do With This

If you are buying, get your financing lined up first and be ready to move on a home that is priced right. If you are selling, ask for a price based on what closed near you in the last 90 days, not what a neighbor hoped for. We are happy to pull the numbers for your street.

These figures come from MLS closed residential sales in the last 90 days as of October 27, 2026. We refresh them the day this posts.
